When we were real estate rookies, we bought real estate investments from the MLS, newspaper, so called "special deals" from "knowledgeable" realtors. Some of these so called deals only benefited the people selling them and therefore were complete stinkers. It's just part of the business when you invest that way.
But fact is a fact. EVERY TAX DEED PROPERTY WE HAVE PURCHASED HAS TURNED US A FANTASTIC PROFIT! So stick to the techniques in the book and DON'T STRAY FROM THOSE TECHNIQUES!
SO WHAT ARE TAX DEEDS ??
Well without going into too much information (all the important stuff is in our book and I can't give you all the info for free!), when people don't pay taxes on their real estate, the government sells the property at auction.
That's it! Pretty Simple right? Well, seems that way but things aren't always as they seem. You see, the biggest problem with Tax Deed sales is the properties don't come with a clear title. Instead of holding the property for years waiting for the title to clear you can use our unique method to clear the title in 45 to 90 days, sell the property and make a nice profit. Why would investors send us a nasty email? Because they don't want people like you competing against them. Truth is, us Tax Deed investors have had it easy for a really long time. Average people aren't aware of these sales so competition is very low.
Personally though, I don't want to see a world full of average people so that's why we wrote the book. We really want to spread the word about this exceptional technique of purchasing heavily discounted real estate at Tax Deed sales.
Not convinced? Do me a small favor:
Make a short term goal. Go to a foreclosure auction at your court house and see how many people are bidding on properties. If the property has any equity (which is rare nowadays), there will be lots of bidders. We have seen 50 + bidders. How can you compete with that? You can't.
How would you like to go to a Tax Deed auction and be up against, say 3 or 4 bidders? Umm let me think...compete against 50 bidders or 4 bidders??? 4 sounds better to me. That's the way Tax Deed auctions are. Go see for yourself.
